Regulated tenancies (or protected tenancies) are historic leases that were created before 1989, where the tenant has the right to reside for life. Rents are set at levels below the open market, by independent local rent officers from the Valuation Agency Office.
These properties range in style from detached or semi-detached homes to flats. By their nature, they are older properties that were built before 1989.
Many of our customers in this portfolio are older, having enjoyed living in their homes for many decades.
With our contractor partners, we provide essential maintenance and repairs, although regulated tenancy customers have a greater level of responsibilities for upkeep than under the terms of a more modern assured shorthold tenancy within our private rental (PRS) portfolio.
When these properties are vacated, they are often more attractive to homeowners than to new rental customers. The proceeds that we generate from the sales of these properties as they become vacant are reinvested by us into new modern rental homes across the country.
