GRAINGER SELECTS REDROW HOMES TO BUILD OUT THE SECOND PHASE OF THE BEREWOOD DEVELOPMENT

Grainger plc has announced that phase two of its Berewood development in Hampshire will be developed by Redrow Homes. The second phase of the 2,550 home development will comprise approximately 250 homes and has a GDV of £55m. In line with the outline planning consent, 40% of the homes will be affordable, with work expected to start in the new year.

Grainger undertook an extensive tender process in order to select Redrow Homes as its partner, which was chosen on account of its particular expertise in delivering houses of high quality and a proven track record in the field of design. Grainger and Redrow will work together closely to deliver the homes according to the consented Design Code, in order to adhere to the vision of the Berewood Masterplan that was devised with Savills and ADAM Architecture.

The plot for phase two sits within the ‘Garden Suburb’ section of Berewood, where design, density, material choice and house styles reflect the traditional ‘arts and crafts’ style of the original garden suburbs. The ‘arts and crafts’ style favours natural materials, simple designs and a hand-crafted appearance. Green spaces will be prioritised and extensive green infrastructure, including Sustainable Urban Drainage System (SUDS) channels, extensive tree planting and new landscaping will be installed. The plot will be surrounded on three sides with woodland and open space and will unlock the land which will become the town park – the ‘green heart’ of Berewood.

Phase two will also see Grainger install infrastructure that will service the housing plots, including improvements to the Milk Lane and London Road junction. Milk Lane will act as a second access to the Berewood site, which will be developed within this phase. The location of phase two is towards the southern end of the site so that it will not to overlap with phase one, where work is already underway, at the northern end of the site.

The acquisition of land for approximately 250 plots is an important milestone in our plans to expand Redrow’s newly created Southern Counties division. We are looking to grow to an output of around 500 new homes per annum over the next three to five years in an area that includes the counties of Hampshire, Surrey, Berkshire and West Sussex.

“We would hope to secure a detailed planning consent for the Berewood homes by Spring 2014 with a view to making a site start in early summer.”

The 2,550 homes Berewood development comprises 13 phases, and will be completed over several years. Phase 1 of 194 homes is currently under construction by Bloor Homes and the first homes are being marketed. As well as much-needed homes, the project will also deliver 100,000 sq m commercial space, two new primary schools and a number of community facilities including a community centre, health and leisure facilities, public open spaces and sports pitches.
