Defects
A defect is something that is the liability of the original housebuilder. Usually the defect period is 12 months for obvious defects, meaning that they must be reported within 12 months to be covered. Your home will be covered by a longer warranty for hidden structural issues.
As Grainger Trust purchases the unit we must act as middle man in arranging the defect repairs with the housebuilder. If they fail to complete in good time we do have a notice process that allows us to carry out the works ourselves after an appropriate period of time. We hold a retention on the value of each home that the housebuilder will only receive back once the resident signs their satisfaction that items are resolved. Repairs
A repair is everything else where Grainger Trust is responsible – if your unit is over 12 months old, an issue would fall under ‘a repair’ unless it was a hidden structural issue. Please note Shared Owners are responsible for their own repairs.
Grainger Trust has a stringent contractor onboarding process and we work in partnership with a few carefully chosen contractors. Should you need a repair, we expect your experience to be excellent and you will be surveyed on your satisfaction once the repair has been completed.
