Live.Safe
Live.Safe is our overarching Health and Safety programme that safeguards our compliance with our legal responsibilities and the Regulator for Social Housing’s Home Standard. We launched Live.Safe in light of the Grenfell Tower tragedy, the findings of the Hackitt Review and in line with our own ambition to deliver perfect health and safety compliance.
Our team will deliver this by:
- Embedding health and safety in the very fabric of our homes, developing and building homes to the highest standards; we will utilize new technologies and best practice.
- Delivering a robust approach to ensuring the highest standards of ongoing property compliance are embedded in the way we work.
- Developing new IT solutions to further build in controls and mitigate the risk of human error as part of our ‘3 lines of defence’ approach to compliance.
- Enabling colleagues to take ownership and responsibility for ensuring health and safety is at the heart of everything that we do.
- Ensuring every Grainger Trust employee is taking personal responsibility for Live.Safe and being accountable for its delivery.
Our approach to Health and Safety
We want our residents to be able to hold us accountable and therefore aim to be transparent about what they can expect from us.
Gas Safety
All of our units with gas boilers will have an annual Gas Safety Certificate carried out. The engineers will also service the boiler and check or replace any smoke and Carbon Monoxide alarms. We will make a minimum three appointments with a resident to carry this out, up to 70 days prior to the expiration of the existing Certificate. If we are unable to gain access we will seek an Injunction and the resident will be liable for the legal costs.
Electrical Safety
We will carry out 5-yearly electrical safety inspections in all of our units and block communal areas.
Legionella / Asbestos
All of our properties are post-2013 construction so we do not have any asbestos in our portfolio.
Nor do Grainger Trust properties have water tanks so we do not carry out water safety inspections but we do flush through water systems every 7 days during a void and before moving customers into a property that has been sitting empty.
Lifts / Stairlifts
We carry out 6 monthly LOLAR inspections on all of our lifts and stairlifts.
Fire Safety in Blocks
All of our blocks have a Fire Risk Assessment carried out prior to handover from the housebuilders so we know they are safe from the point of occupation. This pre-occupation assessment is then replaced by a post-occupation assessment once the building is 50-75% occupied in line with best practice. Thereafter, we carry out follow up inspections every 3 years and aim to close down all actions within the periods recommended by the Fire Safety inspector. Where FRAs recommended dry riser servicing, we carry this out 6 monthly.
Contractors
We only work with contractors that share our values and mission. We require them to meet enhanced competency requirements and provide excellent service with mutual respect.
